Design & Documentation
BRB Modular employs qualified drafting personnel to design modular buildings to suit our clients requirements. This has been the case on ‘design and construct’ projects including our work with Education Departments in Victoria, New South Wales and Queensland.
We also work closely with Project Architects to build to specification which has been the case in a number of projects including our work on the Doutta Galla Aged Care Facility and Malmsbury Juvenile Justice Centre.
Project Management
Under our existing contract with Department of Education & Training – Victoria, BRB Modular is engaged as the Manufacturer and Project Manager. BRB Modular have a team of qualified personnel who manage the requirements of our client (Department of Education and Training) and the needs of their stakeholders (Schools and Regional Managers) to deliver successful outcomes for all parties.
In addition, BRB Modular has also developed a project specific ‘information management system’ which enables orders to be raised by the client and progress to be tracked and monitored for individual projects by BRB Modular, the client and their stakeholders.
In the case where BRB Modular is engaged as the manufacturer we have successfully worked together with the client appointed project manager to ensure production schedules, finishes and deliveries are achieved in the line with the program and contract requirements.
This has been the case in the Queensland Governments ‘Prep Year Program’ where we have worked together with Bovis Lend Lease an internationally recognised project management organisation.
Manufacture
Our manufacturing process involves the following steps:
- Steel channels and purlins for the frame of the building are fabricated in our metal workshops
- Ceilings and roofs are completed at ground level under cover in our factories to protect them from the elements
- Roofs are lifted onto the buildings wall frames and secured into position
- All services are installed into the building i.e. electrical, data, plumbing
- Walls are lined internally and externally
- Fit-out excluding tiles and floor coverings are completed within the module sections
- First coat of paint is completed
Our current manufacturing facilities in Bendigo, Brisbane and Townsville have a combined production output capacity of 120,000 m2 per annum (equivelant to 22 football fields approx. in area).
Site preparation
To prepare the site for installation, BRB Modular perform the following steps:
- An access and site inspection report is completed to document the site location and delivery process
- Site safety fence installed to separate the work site area
- The foundations or footings are installed – these can be any number of options including – bored concrete, concrete pads or screw piles
Delivery and installation
Once the buildings are ready for installation, BRB Modular do the following:
- Buildings are transported per module section by truck with a vehicle escort following the delivery process documented from the site inspection report
- Modules are lifted onto footings by crane and then secured into position
- Modules are stitched together and waterproofing completed including the installation of roof capping over module joins
- Services are re-instated or connected between module joins and final connection to services and testing is completed
- Fit-out completed including floor coverings, and installation of ramp and steps
Occupation
The building is ready for occupation.
- When appropriate a certificate of occupancy is gained through local authority
- Client and/or stakeholder given a ‘tour’ of the building and provided with the building manual outlining warranty information and how to achieve maximum performance from their building i.e. energy and thermal performance
- Building signed off by BRB Modular representative and client representative
